The questions every homeowner should ask a contractor —
answered in writing.

Is the bid really fixed?

Yes. The number on the written scope is the number on the final invoice, unless you change the scope — and changes only happen through a written change order you sign before work continues. No verbal add-ons, ever.

Who pulls the permits?

We do. Permits, engineering, and inspection scheduling are part of every bid. If a job “doesn’t need a permit,” we’ll show you the code section that says so instead of asking you to take our word.

How do payments work?

A deposit to schedule, then progress payments tied to completed milestones you can see — never to dates on a calendar. Final payment comes after your walk-through punch list is done, not before.

Will you actually show up?

The crew starts at 7:00, the project manager sends photo updates every Friday, and if a day goes sideways — weather, inspections, materials — you hear it from us the same day, with the revised plan.

What about my neighbors?

Swept site every night, materials staged tight, no radios at volume, and a heads-up note to adjacent houses before demo day. We’ve gotten referrals from neighbors of clients — that’s the standard.

Are you licensed and insured?

Licensed, bonded, and insured, with documentation handed over before contract signing — you shouldn’t have to ask twice for paperwork from anyone building on your property.

What’s the warranty?

Two years on our workmanship, on top of full manufacturer warranties passed through to you. If something we built isn’t right, we come back and make it right.
